Question by David L: Can a LANDLORD wait to have his 7 or 30 day notice “Notarized” until just before he sets up the court date?
I ask this as a landlord not desiring to make a paper-work mistake & wondering if the judge would have any objections to it. Because many times the tenant “does” pay or move before hand, making a court date unnecessary & i do not want to bother a notary during those better times. Thank you in advance for your answer.

What are you “notarizing” and why? A notice to vacate doesn’t need to be notarized. You just need proof of receipt.

There is no notice that you need to have notarized. Pay or quit, 30 day notice to vacate, etc. None of it needs to be notarized.
By the way notarized is actually a word, and you are using it exactly as it is meant to be. You don’t put quotes around it.
